First you have the responsibility of dealing with emergencies, such as fixing toilets and faucets or addressing tenant issues at possibly all hours of the day. Second, there is the time and cost of marketing the property to would-be tenants, which is usually done in the evenings and on weekends when people are available to view the property. Third, you have to contend with the monthly administration of rent collection, bill payments and bookkeeping. Fourth, you have a more restrictive ability to travel out of town for long periods of time since emergencies, showings and tenant issues can arise on a moment's notice. Now let's take a look at how selling covered call options on stock that you own can generate a monthly income similar to that of rental property income. Our upside expectations would be that: Capital appreciation would fall into the historical range for the stock market of 6-8% per year over a 10-year period. Cash flow from the monthly "rental" income of selling the covered calls would be in the range of 8 - 12%. We would expect a reasonable total return of 14 - 20%, if all goes well. And You would have no management responsibility. As well, you can be anywhere in the world for extended periods of time and still manage your investment. The downside expectations of selling covered calls are that: You have weekly research to conduct to verify if anything has changed in the stock's fundamentals, the competition and the market sector. You are unable to leverage your initial investment, unlike real estate. And you risk having your stock sold should it rise in value above your "rental" rate. However, you still get to keep the "monthly rent" and any stock appreciation above the initial stock purchase price. When looking at both investments, we would expect a similar reasonable total return on investment of around 15%. Not bad, in both cases. Where there is a clear distinction is in how much control you have over the investment. Stock investing allows you to move into and out of the market usually within 24 hours. This gives you greater flexibility to react to major market corrections. On the other hand, unloading a rental property usually takes a much longer period of time. Another huge advantage is that keeping tabs on your stock investments can be done from virtually anywhere in the world. As a rental property manager you need to be physically accessible to handle issues most days of the week. In essence, investing in the stock market does a better job of creating a time-rich lifestyle where you do not need to deal with as many pressures and time constraints as managing a rental property. If you are starting out as an investor, you may be better served learning how to invest in the wonderful world of stock investing first. Then when I clicked to go to the second page of the article, another website pops up claiming that on April 10, 2017, the Federal Government will use an obscure loophole buried in the labor code, to issue what they call a retirement blackout. The rest of the website is a video that starts playing automatically. There are no buttons on the video to start, stop or rewind the video. How annoying! I think I invested a little over an hour of my life watching this video and nowhere did it actually explain this 26F program. It kept describing various stories of different people taking advantage of the program and of course, if I want to get all the details, all I have to do is surprise, surprise, subscribe to this guy's newsletter for I think around $300 a year. When I go to the bottom of the website where they've got all this microscopic print with disclosures, it says that the company sponsoring this thing is a publishing company and doesn't act as a personal investment advisor. At the very end of the disclaimer, I came across what I think is a very telling sentence, part of which says what we publish here may contain errors and you shouldn't make any investment decision based solely on what you read here. Kind of ironic don't you think? Subscribe to our newsletter so we can inform you of all of these great and wonderful investment ideas, but then their disclaimer language, they say, oops, what we tell you might have errors in it and you certainly shouldn't make decisions based on what we write. And what about that obscure loophole in the labor code going into effect on April 10, 2017, creating this so called retirement blackout? I think what it is really referring to is a Department of Labor ruling requiring anyone providing advice to retirement plans, including 401(k)s, IRAs, 403(b)s and Roth IRAs, to act as a fiduciary, placing their customers interest ahead of their own. This isn't a retirement blackout. It's good for the investing public. Product sales people are no longer going to be able to disguise themselves as advisors. They're going to have to disclose that they have a conflict of interest and their customer is going to have to sign a letter called a best interest contract exemption, putting their customer on notice that they are working with a sales person, not an advisor. What about this so called 26F program? Well, like their video said, if you want to find out about it, you've got to spend $300 on their newsletter subscription which I chose not to do because my belief is if they're going to misrepresent the Department of Labor ruling, they probably are misrepresenting a lot of other stuff, and I'm not going to pay for it and I hope you don't either. If you have information on how a 26F program works, please feel free to send it to us. We'll be more than happy to review it and share our analysis right here so we can help as many people as possible really understand this so called secret investment program that only a select few know about. In the meantime, if you see an ad on Facebook claiming to be the source of some super-secret investment thanks to a little known tax loophole, don't waste your time.

It's so important for our children to have a place to go like this where they can learn and also have fun and that combination is often a difficult thing to find in the world today, but this place is one of those places, and as you know Joe keeps a close watch over this complex. I came here last winter one morning at 6:45 for a hockey game with my then 12 year old son. Within 15 minutes there was one of the guys running the arena who came up to me and said I called Joe. He knows you're here, and he wants to know how long you're going to be here. If you don't think this is personal to him, it's personal how this place operates, how it looks, the fact that it's positive for the taxpayers of the state not only from the experiences that the children from Essex County and all across the state get but also that it's positive cash flow for the taxpayers as well. That's an impossible thing to have considered a decade ago, and yet here we are now with a complex that not only is providing more learning, more enjoyment for families, not only in Essex County but across the entire state who come here, but to also let the taxpayers of the county know that when you run government effectively and efficiently you can provide these type of services and also do a favor for the taxpayers as well. It's particularly nice for me to have the folks from the Robert Treat Academy here and its founder Mr. Adubato. It's good for all of you to be here. You all know the first place I went as governor-elect was the Robert Treat Academy, and the reason I went there and the reason that I still support this place and these children is because they're an example for what we should be able to be doing all across the state of New Jersey with urban education. These young men and women standing with me, even though may not completely know it now, are going to be the leaders of New Jersey and our country in the future in part because of the gifts that God's given to each one of them, but also in large measure because of the great education that they're getting every day at the Robert Treat Academy. These young men and women are great examples of what our future can be if we commit ourselves to putting their interests ahead of anyone else's interests, and so I'm really glad that they're here today and I thank you for the great introduction. You all are really very nice. So as we move forward we're going to be looking for more projects like this to invest in as a state, but what we demand from our partners is accountability, the same thing that Joe demands from his partners in Essex County, and that's why we're so confident to be investors in this place not only with my personal time but with the state's money as well, because we know that not only will we get a quality result, but that there is accountability for the taxpayer dollars that are spent because we have an executive who spends each and every one of these dollars like they're his own, and a freeholder board who is watching at the same time to make sure that the people of Essex County's tax money is spent in a way that will not only improve the quality of life here but that also make them proud that they've invested in the projects that the county is putting forward, so to everybody who's here in the Turtle Back Zoo family, especially the staff who does such an extraordinary job, I can't thank you enough for not only keeping this place alive but giving it a whole new life. I can tell you as a kid who spent time here that I have great memories from my time at the Turtle Back Zoo and it wasn't anywhere near what it is today. Now, when I say “the perfect location”, I’m not talking about the proximity to public transport or anything like that. Come back out further from that. I’m talking about… are you in the right state? Are you in the right region? Are you in the right town? Every town is a different property market. There’s no such thing as the Australian property market when it comes to decisions. There’s the Darwin market, the Townsville market, the Sydney market, the Wollongong market, the Newcastle market. And a property market is defined as one commutable distance from the employment centre. So, wherever the commercial employment centre is, wherever people can live to work there, that’s a market in itself. So, Newcastle and Sydney are completely different property markets, for example. The Gold Coast and Brisbane are different markets, for example. Then we want to look at that market and we actually want to see what’s going on there. If one house is going up in value, they all are, because it’s the capital growth that’s lifting it. So, what factors drive capital growth? Well, it’s really simple: supply and demand. So what factors go into supply? Well factors that go into supply is the land – available residential land to build on. And also, the availability of materials and labour to build those properties. And from a demand perspective, there’s people who want to buy houses. Now, who are the people who want to buy houses? People with jobs. People with jobs buy houses. Unemployed people can’t. So, where there’s job creation, infrastructure building, there you will find a property boom. So, at Integrity, we have a research department that does a lot of time working out where these areas are. Because we know that if we’re going to call ourselves a property investment company, we need to be finding these areas and putting people into them so they can make some money. So, we put a lot of effort into doing that. And it’s actually quite an involved process. Yet, everyday heaps of investors go out on the weekend and they just buy any old thing without any research. What they don’t realise is that they’re potentially doing themselves out of a lot of money, because your big money will be in capital growth. As I said, if one house goes up, they’re all going up. So, you need to make sure you’re in the right market. That’s how you pick the perfect investment property. Pick the right market. And then from there, you just want to go and get yourself a brand new house in that area. A brand new house. Houses are far better than apartments and townhouses and have better cashflow and depreciation. You have full control over them. No fighting with body corporates. You can renovate them, knock them over, do whatever you want over time. And they have a higher land component. And it’s the land that goes up in value, not the structure itself. When you buy apartments you tend to get locked in with the body corporate. The body corporate rate goes up, the apartment value goes down. And you’ve got a very, very tiny land component in there, so you don’t make as much money in capital growth. So, the perfect property is in the perfect market, and it’s a house.
